Heating and air conditioning in Westminster, CO

Most Westminster homes were built before 2000, many of them during the city’s big growth years in the 1970s. That is a lot of furnaces and air conditioners reaching the end of the road, and a lot of repair calls we know how to handle.

Westminster is one of the bigger cities we serve, about 116,000 people across Adams and Jefferson counties at the 2020 census. We work all over it, from Historic Westminster around 73rd and Lowell to the neighborhoods near Standley Lake and up to Orchard Town Center at 144th and I-25.

Whether it is a no-heat call on a January night or a full furnace and AC replacement, you get the Nevin family and the same posted prices we charge everywhere.

What we see in Westminster homes

Looking west over Westminster neighborhoods toward the foothills
Westminster, Colorado

The city’s own records tell the story. Westminster went from about 19,500 people in 1970 to more than 50,000 in 1980, which the city calls the biggest growth period in its history, and passed 100,000 by 2000. Its 2018 energy plan found that about 87 percent of the city’s housing was built before 2000, and roughly 70 percent is single-family homes.

In practice that means a lot of homes on their second or third furnace, some still on original ductwork, and air conditioners that were added years after the house was built. Most gas furnaces last somewhere around 15 to 20 years and most central air conditioners around 12 to 15, depending on how they were installed and cared for. When a 1970s or 80s home needs both, it is often worth looking at a heat pump, especially with the rebates Westminster residents can use.

Historic Westminster is the old core of the city, and homes there can have older boilers, furnaces and swamp coolers. We work on all of them.

Westminster permits, utilities and rebates

Westminster treats furnaces, air conditioners, heat pumps, evaporative coolers and water heaters, including tankless, as simple permits at the city’s Residential Counter. If you hire a contractor, the city requires them to be signed on to the permit. Ask anyone quoting the job whether the permit is included.

Xcel Energy is the main electric and gas utility in Westminster, and United Power supplies some electricity in the city as well. Westminster keeps an unusually good list of rebates on its Energy Efficiency and Electrification page: Xcel rebates for heat pumps and heat pump water heaters, state home energy rebates for income-qualified households, and Xcel Home Energy Squad visits. Amounts change, so check the program pages or our rebates page.

Questions from Westminster homeowners

Do I need a permit to replace a furnace or AC in Westminster?

Yes. Furnaces, air conditioners, heat pumps, evaporative coolers and water heaters are simple permits at Westminster’s Residential Counter, and a hired contractor must be signed on to the permit.

Are there rebates for heat pumps in Westminster?

Yes. Westminster lists Xcel Energy heat pump rebates and state income-qualified rebates on its Energy Efficiency and Electrification page. Amounts change, so check the page. When we install a heat pump, Shannon applies for the Xcel rebate for you.

My Westminster home is from the 1970s. Should I replace the furnace?

Not automatically. Age alone is not the deciding factor. We look at the repair cost, the safety of the heat exchanger and what the system costs to run, then tell you straight. Our repair or replace page explains how we decide.
