Heating and air conditioning in North Denver

North Denver has some of the oldest homes we work on, from 1880s Victorians in Highland to the postwar cottages of Chaffee Park. Old boilers, tight basements and add-on air conditioning are everyday work for us.

When people say North Denver, they usually mean the Northside: Highland, Sunnyside, Chaffee Park, Jefferson Park, West Highland, Berkeley, Regis and Sloan Lake, plus Globeville and Elyria-Swansea to the east. We work in all of them.

We also serve the unincorporated Adams County communities just north of the city line, like Berkley, Twin Lakes, Welby and Sherrelwood, which have Denver mailing addresses but sit outside the city.

What we see in North Denver homes

North Denver

The Northside is old Denver. The town of Highlands was incorporated in 1875 and joined Denver in 1896, and the Potter-Highlands Historic District alone covers about 700 buildings, from Queen Anne Victorians to Foursquares and Craftsman bungalows. Berkeley joined Denver in 1902, and Globeville in 1903.

Homes that old can have boilers and radiators, gravity furnaces long since converted, ductwork snaked through tight basements, and air conditioning that was added decades after the house went up. We work on all of it, and we will tell you honestly when an old boiler is worth keeping.

Chaffee Park is a different story: one-story homes built between 1945 and 1952, the first 412 of them reserved for veterans with children. Those homes, and the postwar houses filled in across Sunnyside, are usually on their third or fourth furnace. Most gas furnaces last somewhere around 15 to 20 years and most central air conditioners around 12 to 15, depending on how they were installed and cared for.

Denver permits, utilities and rebates

Inside Denver city limits, furnaces, air conditioners, evaporative coolers, boilers and water heaters in single-family homes and duplexes can be permitted through Denver’s quick permits. Denver also requires contractor licensing through Community Planning and Development. If you are comparing quotes, ask whether the permit is included. Outside the city, in unincorporated Adams County, permits come from that jurisdiction instead, and we will sort out which applies.

Xcel Energy provides Denver’s electricity and gas. For heat pumps, Denver has offered its own Climate Action Rebates through the Office of Climate Action, Sustainability and Resiliency, on top of Xcel rebates. Programs and amounts change, so check the city’s program or our rebates page.
