Serving Thornton from Lafayette

Heating and air conditioning in Thornton, CO

Thornton started in 1953 as a planned community of single-story brick ranch houses for veterans, and grew into a city of more than 140,000. We work on the original homes and the new ones.

Thornton is the biggest city we serve, about 142,000 people at the 2020 census. It began in 1953, when Sam Hoffman laid out what Wikipedia calls the first fully planned community in Adams County, and it was incorporated in 1956.

We repair and replace furnaces, air conditioners, water heaters and swamp coolers all over Thornton, with the same family service and posted prices we offer everywhere.

What we see in Thornton homes

A river running over rock riffles near Thornton
Thornton, Colorado

The original Thornton was built for World War II veterans: Hoffman started with 300 single-story ranch houses, and three-bedroom brick homes sold for under $10,000. Those homes are now more than 70 years old, and most are on their third or fourth furnace, often with central air added long after they were built.

The city’s biggest boom came in the 1970s, when it more than tripled from about 13,000 people to 42,000, and growth stayed strong through the 2000s on the north side. That means a lot of systems from the 1970s, 80s and 90s are near the end of the road, and many from the early 2000s are getting there. Most gas furnaces last somewhere around 15 to 20 years and most central air conditioners around 12 to 15, depending on how they were installed and cared for.

Newer homes up north mostly have high-efficiency condensing furnaces with PVC venting and a condensate drain. A frozen drain or a snow-blocked intake is a common cause of no heat in a cold snap, and usually a quick fix.

Thornton permits, utilities and rebates

Thornton requires a mechanical permit to replace or alter a furnace, air conditioner or evaporative cooler, and a plumbing permit for water heaters. Like-for-like furnace, AC and water heater replacements are issued without plan review. Contractors need a City of Thornton contractor license, and the city checks it when the permit is pulled.

Thornton is split between two utilities. Depending on your location, electric and gas service comes from Xcel Energy or United Power, and that decides which rebates you can use for a heat pump or efficient equipment. Amounts change, so check the program or our rebates page.

Questions from Thornton homeowners

Do I need a permit to replace a furnace or AC in Thornton?

Yes. Thornton requires a mechanical permit to replace a furnace, air conditioner or evaporative cooler and a plumbing permit for a water heater. Like-for-like replacements are issued without plan review, and the contractor needs a City of Thornton license.

Is my Thornton home on Xcel or United Power?

It depends on your location. Thornton is served by both, and the city publishes a utility service area map. Your bill will tell you, and it decides which rebates apply.

My house is one of the original 1950s Thornton homes. Can it have central air?

Usually, yes. The question is the ductwork. We will look at what you have and give you a free estimate on the options, including a ductless mini-split or a heat pump.
