Inspections and seasonal service

Tune-ups that keep you off the no-heat list

What’s included in a furnace tune-up

Beyond changing out filters, an annual inspection and tune-up helps keep your home heating costs down by making sure your furnace system is running as efficiently as possible. One of our technicians will:

  • Check controls and thermostat. Most systems can be programmed to run efficiently, but it can be tricky to get just right. We make sure everything is set correctly and your furnace is responding with the correct start-up and shut-down cycles.
  • Inspect and test all furnace electrical. Loose, damaged or corroded wires can cause problems, including your system not working. We pinpoint any issues and make any quick fixes necessary.
  • Inspect the drainage system. We check for blockages and leaks in the system, including internal furnace hoses, and clean the condensate drain to prevent water build-up, which can cause high humidity levels leading to the growth of bacteria and mold.
  • Check all moving parts. Just like your car, too much friction can wear parts out early and even cause breakdowns. We look at the furnace’s moving parts and lubricate them if needed to keep the system running efficiently.
  • Reset manufacturer specs. We adjust the pilot, gas pressure, blower motor and all other parts to the settings recommended by the manufacturer.

AC tune-ups and seasonal startup

We offer AC tune-ups and yearly maintenance, seasonal AC startup service and refrigerant checks. The air conditioner inspection follows a 10-point checklist and includes cleaning the parts that typically get dirty, with recommendations if anything needs attention. We start up and winterize swamp coolers too. See swamp and evaporative coolers.

Buying a house? Check the HVAC first.

A furnace and air conditioner inspection before you close tells you how old the system is, how it has been cared for and whether anything needs work soon. That is a much better time to find out than the first cold night in your new house.

When a tune-up turns up a problem

We tell you what we found and what it would cost to fix, and nothing gets repaired without your approval. If the system is near the end of its life, our repair or replace guide explains how we would think about it. Questions we hear a lot

When should I schedule a tune-up?

Furnaces in the fall, before the first cold snap, and air conditioners in the spring. If you book the combination service, May and September are the best months.

Why does the AC inspection need warm weather?

It should be at least 67 degrees at the time of the inspection so the technician can accurately check your air conditioner’s refrigerant levels.

Do you do inspections when I am buying a house?

Yes. A furnace and AC inspection before closing tells you the age and condition of the system and whether anything needs attention, so there are no surprises the first winter.

I have two furnaces. Is that one inspection?

Please let us know if you have more than one system when you book. Each system gets its own inspection.
